Regency Heights is a residential subdivision located in Independence, Missouri.

In 2022, Missouri legislators passed Senate Bill SB820, which went into effect January 2023, limiting an HOA's ability to restrict solar panels. This law will in fact make our current HOA restrictions regarding solar panels (shown below) null and void. Solar panels are now acceptable within the Regency Heights Homeowners Association.

Section 20. Solar Panels Prohibited. Any residence may be constructed in such a way that is passive solar. Any active solar panels are prohibited.

GFL Environmental - Trash, Recycling, Yard Waste, Bulk Item Pickup

GFL SERVICES
Trash, recycling and yard waste pick up through GFL Environmental is an OPTION offered by the Regency Heights Homeowners Association for members in good standing. This service includes trash pick up with a provided trash cart. Recycling pick up also has a provided cart and yard waste pick up with resident provided approved biodogradeable paper bags. Trash, recycling and yard waste service is $240.00 per year and pick up for all three is every FRIDAY.

YARD WASTE
March 1st thru November 30th each year.
Yard waste will be picked up only in biodegradable bags.
Bundles measuring 18" x 4' in length and less than 40 lbs. will also be accepted.
Combined Limit of 10 /week.

BULK ITEM PICKUP
Bulk items at $50.00 per item. Residents will be responsible to call 816-380-5595 or email kccustomercare@gflenv.com to be placed on the pickup schedule. On the scheduled day, all items must be placed at the curb. Bulk items include residentially generated household items as that can be really moved by two people. Including mattresses, couches, box springs, chairs, dressers, desks, doors, windows and other household furniture. Bulk items DO NOT INCLUDE appliances, computers, monitors, and other electric waste, hazardous waste (paint, solvents, lawn chemicals, etc.), tires, automotive parts, and construction materials. Excluded items will not be collected.

For all of these observed holidays, residential service will run one WORKING day behind throughout the holiday week. The scheduled pickup day is FRIDAY, making the recovery pickup day for Regency Heights MONDAY.
